Most shed dealers don't build sheds. They sign on with one or more manufacturers, put display buildings on a lot with road frontage, and sell cash and rent-to-own buildings that the manufacturer builds and delivers.

Here are the seven steps, in order, from picking a model to the first sale.

## 1. Choose your model

You either resell for a manufacturer or build your own. Reselling is the faster start. You carry display units, take the order, and the factory handles the build and the truck. Building your own means a shop, crews and delivery equipment before you sell anything. For a first lot, resell.

## 2. Find a lot with road frontage and check zoning

Buyers pick a shed dealer by driving past. Look for a lot on a road with steady traffic and room for the display. Weather King, a manufacturer taking dealer applications, asks for the [ability to display 5 or more buildings](https://www.weatherking.biz/become-a-dealer/). Plan your lot around that kind of number.

Before you sign a lease, call the county or city zoning office. Ask if you can sell buildings from that address and if you can keep displays on the ground there.

## 3. Set up the business, licences and insurance

Pick a structure (sole proprietorship, partnership, LLC or corporation). [Shed Suite's legal guide](https://www.shedsuite.com/blog/legal-aspects-of-starting-a-shed-business) lists those four and says you'll usually need a general business licence, and sometimes building permits, depending on local and state law.

For the exact licences and fees, ask your state's department of revenue and your county clerk. Then ask an insurance agent what covers display buildings, the lot and your customers on it.

## 4. Apply to manufacturers

Most builders have a Become a Dealer page. [Weather King's page](https://www.weatherking.biz/become-a-dealer/) asks if you own a sales lot, have access to one, or don't, and asks you to describe your traffic and sales staff. [Bald Eagle Barns](https://www.baldeaglebarns.com/become-a-dealer?srsltid=AU7gw4Vml52jMddRPoABXF4bf-zoaDH8mXLPIMrXnUGAfgjCWvwAxQ__) and [Sheds Direct](https://shedsdirectinc.com/join-our-team/) also take dealer applications.

You can carry one brand or several. One brand keeps the lot simple. Several brands give a walk-in more to choose from and keep you from depending on one factory's lead times.

## 5. Set up rent-to-own and financing

Most buyers on a shed lot ask about monthly payments before they ask about price, so plan your rent-to-own payment before you open. Rent-to-own is a lease where the customer pays monthly and owns the building at the end.

It's also regulated. Rent-to-own is regulated by statute in 47 states, according to [the state statutes index kept by the Association of Progressive Rental Organizations (APRO)](https://www.rtohq.org/rent-to-own/state-statutes/), read on 2026-08-01.

Those laws can decide what your contract must say, what you can charge and how you handle a missed payment. Read your state's statute, or have a lawyer read it, before the first contract goes out. Ask the manufacturer or finance company what they handle and what stays with you.

## 6. Get display buildings onto the lot

Displays are your showroom. Put the models that sell most at the road, with price signs a driver can read. Keep them clean and open so a walk-in can step inside. Ask each manufacturer how display units are supplied, who pays for delivery to the lot, and what happens when a display sells.

## 7. Launch a website with tracking before you run ads

Tracking means your site tells you which ad sent each call and quote. Without it, you pay for ads and can't say which ones worked.

Here's how common that gap is. Of the 182 sites that loaded in our 2026-08-01 scan of sites from our research into lot-based dealers, 48 (26.4%) had no Meta pixel, no Google Analytics 4 and no Google Tag Manager in their home page code.

We measured it by reading each home page's code for those three tags.

Set up three things before the first dollar goes to Facebook or Google:

- Google Analytics 4 on every page.
- A Meta pixel, so Facebook ads can be traced to quotes.
- A quote form and a phone number that both log where the person came from.

Then test it. Submit your own form and check that it shows up. Once leads come in, every quote needs a fast call back. [Shed dealer marketing](/guides/shed-dealer-marketing) covers what to fix before you spend more.

## If you add trailers, carports or containers

The lot, the zoning check, the business licences, the insurance and the tracking all carry over. What changes is the supplier, the display space and the way people pay. Trailer buyers often want a title and a plate, so check what your state requires. The steps for that lot are in [how to become a trailer dealer](/guides/how-to-become-trailer-dealer).
